Electrical Services
Power supply
The building is supplied at 22KV from an ADDC 132/22KV primary substation within the Al Dana precinct. The service is delivered through encased ducts routed through the basement car park to HQ's dedicated substation within the basement.

Power is transformed to the operating voltage of 415V by 6 No dry-type (cast-in resin) 2MVA transformers, with built in resilience and distributed via multiple rising bus bars.

Mechanical Services
Air Conditioning
A district cooling network is provided by Tabreed within the Al Dana precinct from which HQ's primary heat exchangers supply cooling to the building's primary chilled water network.

The central BMS controlled Variable Air Volume (VAV) air conditioning system is supplied from 2 central air handling plant rooms containing 17 Air Handling Units (AHU) and is distributed into office accommodation via high induction swirl diffusers. Perimeter and internal zones are served separately and the remaining back-of-house areas are served by over 80 Fan Coil Units. Provision has been made for a tenants' supplementary chilled water, outside air network and exhaust system to all occupier floors.

Year round design conditions in office areas are maintained at 24ºC ± 1ºC.

Pre-conditioned outside air is introduced at a rate of 10 litres/ second/person.

Life Safety Systems
The building is fully protected by sprinklers and equipped with 2 fire-fighting lifts and hose reels in accordance with NFPA 5000.
Two primary means of escape stairs feed the main office tower, each independently pressurised.
Telecommunications
A resilient and flexible telecommunications service with 10G capacity is provided by a predominately fibre optic system providing an infrastructure to meet modern day service requirements and future developments in telecommunications strategy.

A variety of services are offered to occupiers including video and high-speed data links, featuring In-Building Wireless solution (Integrated Antenna System) to cater for the increasing demands of wireless technology.

Dedicated risers are provided in each of the 2 main cores for each of the primary telecommunications and IT networks.
Security
An IT based security system will complement the 24 hour physical security presence incorporating CCTV surveillance of the basement car park, main entrance, lift lobbies, external public areas and main entrances to the building. Tenants and visitors will use security access cards in conjunction with proximity readers to access the security barriers at each of the main entrance points to the building. Integration of tenant demise security system, with the building's house system, will be possible subject to compatibility.
